Introduction
Plas Llangoedmor is a detached Georgian mansion in the village of Llangoedmor, 1 mile from the market town of Cardigan. We have tried to provide as much information as possible in this statement and a 3D tour is provided (on the website), however please note it is a large period property and with that comes original flooring, traditional lighting and elements unique to this property. The property is also a private family residence so some areas of the house will not be accessible to the public. The 3D tour provides information about the rooms that are provided for guest use. Furniture and fixtures will also change over time so if you have any specific access queries, please telephone (07970 635202) or email (stay@plas.wales).

Pre-arrival
We have a comprehensive website which has a 3D tour taking you through the house to show the layout and facilities. While we have endeavoured to provide information below, please do contact us with any specific access enquiries.
Bookings will be confirmed by email after provisionally booking via the website.
There are regular bus services to Cardigan from Aberystwyth (North) and Carmarthen (South). Carmarthen or Aberystwyth are the train stations which you would use if coming by train depending on your starting location. There are several local taxi companies to bring you to the cottage from Cardigan. These include:

Arrival and Car Parking Facilities
There is off- road parking for several cars on a gravel drive at the front left of the main entrance to the house.
Please note all measurements are in (mm) and are approximate – if you need exact dimensions for any specific access point, please contact us.
Main Entrance
The house can be entered through any of 5 doors (of which 4 entrances are guest access doors).
- Main Front double doors – accessed via 3 steps – The heights are 1)50mm 2)180mm 3)150mm.
- Private Front secondary door –950mm wide and the threshold is 55mm via 2 steps The heights are 1)40mm 2)160mm.
- Back door (night access) 980mm wide with a threshold of 70mm
- Lounge French door 1 open to 1240 mm and has a threshold of 180mm.
- Lounge French door 2 open to 1240mm wide and has a threshold of 180mm
There are 2 outside lights at the front of house, 2 at the terraced side and 3 at the rear of the house.
NB – Throughout the house
- There is biomass central heating. The majority of the rooms have radiators in with thermostatic controls. Where there are not any radiators there is underfloor heating where localised thermostats control the temperature in those areas.
- Plas Llangoedmor, being a listed building, the windows are generally sash and single glazed but lockable.
- There are smoke alarms in each room and carbon monoxide alarms in strategic points to meet fire regulations. There are ‘break glass’ fire alarms on main thoroughfares.
- Plas Llangoedmor has an Intruder alarm.
- The house has hardwired superfast broadband to several hubs throughout the house to enable a good signal.
Entrance Hall
Double front doors (1360mm)
The flooring is teak parquet which is highly varnished. There is a pendent light (of 3 bulbs) for this area. There is a large working fireplace with fire irons, dogs, companion set and log baskets. Other furniture in the is a round table and a large sideboard.
There are 2 traditional style radiators.
There are doors which lead to

- Back Hall 930mm
- Drawing room 940
Drawing Room
The Drawing room can be accessed from the Hall through a door (940mm doorway, no threshold) and then on to either the terrace through 2 French doors or into the dining room through 1 internal door (9900mm) . There is a step (c180mm) from the French doors (1240mm) onto the terrace.
The floor of the Drawing Room is a continuation of the varnished teak parquet (this flooring follows through the ground floor main rooms and corridors until you reach the swing door to the back-corridor leading to the Gym. The flooring of the back-corridor is tiled but note the tiles have also been treated with protective varnish (same as teak).
The furniture is – 2 x 3-seater sofas, a trunk coffee table, a baby grand piano, 2 glass fronted cabinets, two large decorative pots, fireside furniture and a pedestal. (Note specific furniture and fixtures may be changed and updated over time).
There is a large working fireplace with fire irons, dogs, companion set and log baskets.
The Drawing Room is lit with 1 large crystal chandelier and 2 wall lights.
The windows to the front have shutters. The windows to the terrace have curtains.

Library
The library is accessed from the Hall door entrance (950mm)
and has a second door (that remains shut as it leads to a private section of the house).
The flooring is teak parquet as previously described.
The furniture includes fitted floor to ceiling shelves, two large sofas, glass topped coffee table, two large potted plants, library steps, globe, carved cabinet, long case clock (Note specific furniture and fixtures may be changed and updated over time).
There is a large fireplace with fire irons, dogs and companion set.
The library is lit by a large bronze chandelier only.
There are two large sash windows with shutters and full-length curtains.
There are 2 traditional style radiators.
You can access the following from the library:
- The front entrance Hall
- The private section of the house.
The Dining/Exhibition Room
The Dining room has two entry/exit points – the main door is accessed from the Hall adjacent to the main staircase dimensions (990mm). The second door leads from the Drawing Room (940mm)
The floor is varnished teak parquet.
There is a three-section bay window with shutters and full-length decorative curtains.
The Dining room is lit by a large brass chandelier, two smaller flush chandeliers and two side lights mounted above the fireplace.
Furniture: This room has a flexible number of 2-person (80 x 80cm) marble topped tables. On occasions tables will be cleared to the Terrace, if in situ there would be 8 tables with 16 chairs, two additional side tables and a large sideboard located in a recess. On occasion the bay window will be furnished with art easels.
There is a large fireplace with a brass cowl insert.
There are 3 traditional style radiators.
You can access the following from the Dining room:
- The Back Hall adjacent to the stairs.
- The Drawing Room.
The Wine Room Reception
This room has one entrance doorway (1000mm) with a (20mm) threshold.
The flooring is new parquet (unvarnished).
The large window has a privacy blind.
Furniture:
The room has floor to ceiling fitted wine racks and cabinet.
A central sideboard/bar.
Lighting is a large central brass chandelier.
There is a traditional style radiator.
You can access the Back Hall following from the Wine Room.
The Downstairs Toilet
This is situated adjacent to the main staircase and is accessed via two doors.
The first door on the right leads into a small Portway with two doors, one that leads to the cellars (the cellar door is kept locked and not for public access). The second door straight ahead leads into the toilet itself.
Door 1 – threshold (20mm) (940mm)
Door 2 – no threshold (720mm)
Flooring is unvarnished new parquet (same as Wine Room).
Furniture – toilet/basin
Lighting – flush ceiling light.
There is a heated towel rail.
Public access from this room is to the Back Hall.
Back Hall
This is in two sections, the first being the area that connects the front entrance hallway to the main staircase, Dining Room, Toilet and Wine room. This section is original parquet flooring and contains no steps (until you reach the main staircase). This section is lit by a large lantern light and also receives light from the chandelier hung on the main staircase at the first landing.
There are 2 traditional radiators in this part of the hall.
First section is furnished with a large plant near the staircase and a console table with mirror. There is a swing door (that is mostly kept open) this connects to the second part of the Back Hall.
It is lit by a large lantern (3 bulbs).

Back Hall door (uneven but no threshold) (940mm)
Gym Door (no threshold) (930mm)
Back Hall – 2nd part
The back hall connects to the Gym and external back door. The second part of the back Hall is tiled with varnished tiles.
It is lit by three globe pendant lights (3 bulbs) along the corridor.
There is one traditional style radiator in this part of the hall.
There are two doors that remain shut in the Back corridor (both access the private part of the house).
The Gym
The gym is accessed through a door (930mm) from the back hall (2nd part)
There are 3 cardio exercise machines – running, rowing and X trainer sitting on non-slip gym mats.
There is a large mirror.
It has a central globe pendant light (same as those in the corridor) of 3 bulbs.
It has a traditional radiator.
Staircase
Original Georgian wooden staircase (steps are 1130mm wide x 160mm high).
Total number of steps to first floor landing 23 steps with 2 large landing steps which gives the 90 degree turns.
Handrails are original to the staircase (c75mm high).
The first rise of stairs is lit by an art deco chandelier.
First Floor Landing
The first-floor landing connects to the second rise of stairs and has a number of doors leading to bedrooms. The first door on the right leads to a private bedroom and is permanently kept shut.
On the left-hand side of the landing is the door leading to the Milling champ Suite.
Through the arched glass fire door is access to two further suites – The Vaughan Suite and Berrington-Davies Suite.
The first-floor landing has a console table and mirror and then in the alcoves after the fire-door are two further console tables with mirrors and table lamps.
There are three crystal basket chandeliers lighting the first-floor landing.
The section of corridor to The Vaughan Suite contains 1 step to access the room.
Second Floor Landing
The second rise of stairs leads to a landing and then a short third rise of stairs to the third floor and top of the house.
Second Flight of stairs – total of 19 steps – Height 160mm / width 1150mm/Handrail 75mm
This part of the stairs is lit by a huge crystal drop chandelier.
There is a small chair in the corner of the second landing and on the top landing has two console tables flanking a traditional radiator.
From the top floor landing there are two doors on the left and right. On the right it leads to a guest sitting room and the door on the left leads to the top floor suite.

All the bedrooms are ensuite, furnished with antique furniture and fittings and soft furnishings that are liable to change so please do enquire if you have any specific questions around materials used or facilities in the rooms. The ensuites are fitted with Victorian style rolltop baths, two with integrated shower temples and two with freestanding shower temples (all need to be stepped into). Lloyd Suite
Entrance Door to bedroom portico – (710mm)
Second Door to (710mm)
Bathroom Door (Threshold 130mm and 860mm wide)
The door from the top floor leads into a portico entrance and then through a second door into the bedroom area.
The bedroom is lit by two crystal ball chandeliers and has an additional table lamp, x2 floor standing lamps with x2 bedside lamps.
This room has roman blinds.
Flooring is varnished wood floorboards covered with a large rug.
The bedroom has a French antique bed with two side tables, a sofa and two armchairs with a lamp table, television and antique trunk. There is a large antique wardrobe.
This room also has a single antique daybed.
Lloyd Suite Bathroom
This is an ensuite bathroom leading from bedroom.
There is a rolltop bath wall mounted and a shower temple that needs to be accessed via a glass door (step up 130mm).
This room has a handbasin and mirror.
This room is lit with spotlights and contains a velux window.
Lloyd Suite Annex Reading Room
This room contains a daybed / pantry cupboard and fridge also a Davenport desk and chair.
There is a window with a blind and it is lit by a small chandelier.
Entrance Door (830mm)
Millingchamp Suite
The entrance door leads from the first-floor landing into a portico entrance and then through a second door into the bedroom area. As you enter there is a door on the left hand side accessing the ensuite bathroom.
In the entrance space this is a huge, mounted silver mirror and opposite a chest of drawers with fridge and coffee making facilities. The wardrobe for the room is an inbuilt original wall cupboard.
The bedroom (and entrance hall to the bedroom) are both lit by a crystal basket chandelier. The bedroom also has x2 bedside lamps.
This room has working original shutters and non-drawing display curtains.
Flooring is varnished wood floorboards covered with two large rugs.
The bedroom has a nickel super king sized ‘And So to Bed’ Dickens Victorian bed (note this is higher off the ground than standard modern beds), with two side tables, a sofa and two armchairs with a coffee table, television and antique chest of drawers.
Millingchamp Suite Bathroom
This is an ensuite bathroom leading from suite entrance hall.
There is a freestanding rolltop bath with an incorporated shower temple that needs to be accessed via stepping into the bath (step up 640mm).
This room has a handbasin and mirror with two mounted side lights.
This room is lit with chandelier and contains a large sash window with working shutters.
There is also a fireplace (not working) and an armchair and footstool.

After passing through the first-floor fire door from the back part of the first-floor landing there is a step up into a portico entrance. There is a door that remains closed that accesses the ensuite bathroom and a door that enters the bedroom.
In the entrance space this is an antique salon chair.
The bedroom (and entrance hall to the bedroom) are both lit by a crystal basket chandelier. The bedroom also has x2 bedside lamps.
This room has working original shutters.
Flooring is varnished wood floorboards with two rugs flanking the bed.
The bedroom has a king sized original Victorian tester four-poster bed (note this is higher off the ground than standard modern beds), with two side tables, an antique chaise longue, two small salon chairs with a coffee table, television, antique chinoises cabinet (containing the minibar) and a console table with salon chair and coffee making facilities
Vaughan Suite Bathroom
This is an ensuite bathroom leading from the bedroom (with a second closed door to the portico entrance).
There is a freestanding rolltop bath with an incorporated shower temple that needs to be accessed via stepping into the bath (step up into bath 640mm).
This room has a handbasin and mirror with two mounted side lights.
This room is lit with chandelier and contains a large sash window with working shutters.
The toilet in this room is a high-level cistern toilet with a metal pull.
Berrington Davies Suite
Entrance Door – (870mm)
Ensuite Bathroom door (threshold 160mm and 860mm wide)
Shower Temple (threshold 300mm) (820mm)
After passing through the first-floor fire door from the back part of the first-floor landing two the left is a further small portico with a series of doors leading from it.
The glazed door is kept closed and leads to the private residence. There is a small entrance door to a spare ensuite bedroom (that is not rented) and a level entrance to the Berrington Davies bedroom.
The entrance hall to the bedroom is lit by a crystal basket chandelier. The bedroom also has a large crystal chandelier x2 bedside lamps.
This room has working original shutters.
Flooring is varnished wood floorboards with two rugs flanking the bed.
The bedroom has a oversized super-king sized ‘And So To Bed’ Brodsworth Sleigh Bed (note this is higher off the ground than standard beds), with two side tables, a large salon sofa, two padded bedside seats, ‘art’ television, huge antique compactum, (wardrobe containing inbuild drawers). A side table with fridge and coffee making facilities, a marble topped credenza and a huge Victorian mirror with marble base.
Berrington Davies Suite Bathroom
This is an ensuite bathroom leading from the bedroom (with a second closed door to the first-floor landing).
There is a freestanding rolltop bath that needs to be accessed via stepping into the bath. There is a also a freestanding glass shower temple (that requires stepping into via a glass door).
This room has a double handbasin and mirror with two mounted side lights.
This room is lit with chandelier and contains a large sash window with working shutters.
There is a window seat and a sofa chair with a small side cabinet.
The toilet in this room is a high-level cistern toilet with a metal pull.
Outside
Front
There is raised lawns and gravel drive edged with steel.
There is 2 x EV charging point in the parking area front/left of the main entrance.
There is a large, tiled terrace which can be accessed via French doors from the Drawing Room and also by steps from the Garden (12 steps of 160mm height). The terrace is enclosed with ironwork railings and has surrounding wall containing roses and other plants.
Water Garden
This can be used by Guests (but at their own risk), cautionary notice as it is sloping uneven ground, it contains a number of potential hazards including a series of open waterfall ponds/stream and a deep Victorian swimming pool at the end of the water garden.
The immediate grounds to the house are fenced from the open fields but the road can be directly accesses and dogs should be kept on leads at all times at the front of the property.
Croquet Lawn/Ha Ha
There is a flat indented section to the front lawn that is used as croquet lawn – please note the garden is uneven ground and leads to an original ‘Ha Ha’ a slated ditch that drops off vertically from the main lawn – this is an original feature but could be a potential hazard.

The stable block areas to the rear of the property are under renovation, closed and not for public access. Please note the woodland area has direct access to the road.
Dog Field/surround land
A fenced field where dogs can run off-lead is accessed via the water garden with a gated entrance. Surrounding fields may have livestock present so any users of the field should ensure it is empty before use and the gates are closed. The land is uneven and in places steep.
Walled Kitchen Garden
This garden is a working garden with a number of original entrance gates (kept closed to the public with viewing available on request).
Night Entrance /Back utility buildings.
Please note that the front entrance and French doors are locked from 10pm and access to the property after that time is via the backdoor that accesses the back corridor.
The pathway around the back of the house is gravelled. There is a light on the corner and above the back entrance door and also above the ‘The Groom Room’.
Please note that the utility buildings are still under refurbishment, they contain the water system to the house and so are not accessible at present to the public except for ‘The Groom Room’ which is a facility to enable guests to clean their dogs before entering the main house.
The Groom Room
This has one entrance door and one sash window.
There is a pull cord light on the left-hand side on entry.
Facilities in the Groom Room (860mm wide with a threshold of 160mm) include a dog groom bath with shower and a separate shallow sink and tap. The Room is lit with spotlights and is heated via underfloor heating below an original flagstone floor.
The Groom Room is clearly signed and is currently the only facility that is open for guest use in the back utility buildings.
The Privy
This is a listed separate outside building – not for public use and is currently under refurbishment plans.
We want our guests to enjoy the house and gardens safety. It is a listed period property there are many original features and hazards inherent with an ancient building and grounds. Guests access and use the house and grounds at their own risk.
