Plas Estate; Plas Llangoedmor Terms and Conditions

(please note there are specific Terms and Conditions for each Cottage available on the respective websites).

The booking form/hiring agreement is a legally binding agreement for hiring the property/room for a specified period. It contains rights and obligations which are set out in these conditions called the “Terms and Conditions” and to which you agree by booking with us. You should only do so if you are satisfied that you understand and are prepared to be bound by them.

The Hiring Agreement (“the agreement”) is between you (“the hirer”) and the property owner.

Booking

(a) The person who signs the Agreement certifies by doing so that he or she has the consent and authority to agree to the terms of the Agreement on behalf of all intended occupants (including any later added). The signatory must be over eighteen years of age and bookings from young people under eighteen cannot be accepted.

(b) Where bookings are made by telephone or online will be confirmed within 48 hours.

(c) The booking is not treated as definite, that is, as the Agreement, the property owner has received the booking form together with the deposit of 30% of the total cost of hiring.

(d) Please note a booking made by telephone and not confirmed as above will not be treated as definite and after the expiry of the 48 hour period the property may be hired by someone else.

(e) We (the owners) reserve the right to refuse a booking without giving any reason.

Payment

(a) Where a deposit has been paid as above, the balance of the total cost of the holiday must be paid as indicated on website at the point of booking.

(b) If a booking is made less than eight weeks before the hiring is due to start the booking form must be accompanied by payment in full of all the hiring fees.

(c) Once the booking has been confirmed and the agreement has come into existence the signatory is personally responsible for the total cost of hiring the property agreed.

(d) VAT is included in the quoted rental and there is no extra charge.

(e) From time to time we offer special rates that include non-refundable bookings (these will be identified as such at the point of booking).

Cancellation Policy (please could you modify the content to the following).

If cancelled or modified up to 3 days before the date of arrival, 50 percent of the total price of the reservation will be charged. If cancelled or modified later or in case of no-show, the total price of the reservation will be charged. Please note if you are hiring the entire house or have booked a special event separate terms and conditions will apply.

Payment/Deposits We accept payment by cash, cheque, debit card, credit card (sorry no Amex) or bank transfer (please contact us for bank details),

Prepayment – 50% at time of booking remaining 50% 1 day before arrival.

The Owners Obligations

(a) To provide Plas Llangoedmor in a reasonable state of repair and condition, furnished and equipped to a fair and proper standard and in reasonable accordance with the description of the property in this brochure, (Please note, fixtures and fittings will change and be updated from time to time).

(b) To take reasonable steps to address properly and rectify as quickly as possible any problems which arise during the hiring.

(c) The property owner cannot be held responsible for any accident, loss or damage which may be sustained by any hirer, member of the party, or visitor, or their property however caused.

(d) We should point out that we cannot be held responsible for any building or roadworks nor any countryside activities i.e. machinery, animals and rural activities carried out at or close to properties.

(e) The Wifi connection is Superfast Broadband by EE, however, the connection is not guaranteed as the connection is not guaranteed by the ISP (Internet Service Provider).

(f) Access statement and a detailed video tour of the house are on the website

 

Hirers Obligations

(a) Please note this is a non-smoking property – smoking or vaping is not permitted on site either internally or externally.

(b) To leave the property in a clean and tidy condition. The owner reserves the right to make a charge to cover additional cleaning costs if the hirer leaves any part of the property in an unacceptable condition.

(c) To pay for any damage and breakages at the property and to the contents before departure;

(d) To permit the owners reasonable access to examine any matter of complaint raised during the hiring and to attend to any resulting repair or rectification or other urgent maintenance;

(e) Any complaints should be made firstly to the owner immediately so that an investigation can be undertaken and any remedial action taken. It may be impossible to investigate a complaint thoroughly after you have left the property and this could affect or even extinguish your rights. It is therefore in your interest to act promptly.

(f) Not to share the property with anyone not nominated in the booking form or to sublet the property or assign the booking to anyone else;

(g) Not to exceed the maximum number of persons stated to be allowed to occupy the property unless agreed with the owner in advance of arrival and confirmed in the booking correspondence. Please note that the right exists to terminate the Agreement immediately without refund or compensation on breach of this or the previous condition (6 (e);

(h) Any special requirements must be made known at the time of the booking (this includes special dietary requirements – please note that breakfast and any of the food or drink products served from the premises may contain any of the 14 allergens).  If you have any medical problem or disability that may affect your holiday, please tell us before confirming your booking and follow up with written details. If we feel unable to properly accommodate the particular needs of the person concerned we reserve the right to cancel the booking.

(i) To lock the doors and close the windows when you leave your property unoccupied – Please note that in the event that any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.

(j)To respect the neighbours and community eg Noise

(k) To not remove any inventory from the house. Beach towels are not provided and the towels that are provided are not to be used for this purpose.

Pets

(a) Pets are welcomed, the maximum number is two unless otherwise agreed by the owners before the holiday and confirmed in the booking correspondence.

(b) Only normal domestic pets are accepted and these must be docile and well behaved. Any damage done by any pet must be paid for as under 4(b) above;

(c) Consent to pets being permitted is in all circumstances dependent upon the type or breed being declared on the booking form and upon there being no variations on arrival at the property. The right is reserved to terminate the hiring forthwith if there has been any material error or omission in any such declaration;

(d) Pets must not be left alone in the property at any time unless having booked usage of a pet crate or designated room with prior agreement with the property owners.

(e) Pets must not be allowed on to any bedding in the property and covers must be applied to any soft furnishings; The right to regulate and implement these conditions with relation to pets will vest solely by the owner. Allergies – If any member of the holiday party suffers from an allergy to pets please advise at time of booking.

(f) Pets must not cause any annoyance in any way to other occupants, adjoining properties or the general public. Please be aware that we are surrounded by fields used for livestock and pets must be kept under control at all times.

(g) You must never allow pets to defecate in areas not designated for use as a pet toilet area. Failure to clean up after pets will be heavily surcharged.

(h) Unacceptable behaviour (as determined by the ‘we’ the owners), by either/both pets or owners may result in being asked to leave the property with immediate effect and no refund will be given.

Child policy

Only children over the age of 12 years old are allowed, there is no capacity for extra beds or cots to be added to rooms with the exception of the Lloyd Suite that has an additional bed.

Force Majeure Event

(a) The Owner shall not be in breach of these conditions nor liable for delay in performing, or failure to perform, any of its obligations set out in these conditions or otherwise, if such delay or failure results from events, circumstances or causes beyond its reasonable control.

(b) Should a Force Majeure Event happen during the rental period, the Owner shall not be liable for any losses incurred for events that are outside of our control. Please ensure you have adequate travel insurance to cover the duration of your holiday.

Please note the property must be vacated by;

Plas Llangoedmor – 10am on the morning of departure and due to requirements for cleaning and replacing bed linen etc.

Check-in/availability for occupation before 3.00pm on the date the holiday is due to start (I.e. The start date you have booked your stay).

We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.

This property is privately owned and is our home. We expect all guests to enjoy the facilities and treat the property, and other residents, with respect.
